Before you start looking
Closing Costs
Not only does our office have the largest number of listings in the Lampasas area, but The Kuker Company also belongs to three MLS groups which allows us to search an even greater number of listings covering an even greater area. We believe we are the only real estate company in this area that can boast of such amazing service to our buyers as well as amazing exposure to our sellers!
You can be assured that we will be careful of your privacy and never give out your information to outside parties. Only browsing? That's okay.... just use "BROWSING" as your first name in the log-in field. But please give us a try and trust us with your accurate contact information. If for some reason you change your mind, you can opt out from receiving emails at anytime. We encourage you to let us help in your search. You won't be sorry that you gave us a try!
New to the area? Need to know who to call for a particular need or service? We have a list for you! Just call us or come by the office and request our Personal Vendor LIst. This is just one of the many services we are happy to provide to you, the buyer.
According to Money Magazine: "Get professional help. Even though the Internet gives buyers unprecedented access to home listings, most new buyers (and many more experienced ones) are better off using a professional agent. Look for an exclusive buyer agent, if possible, who will have your interests at heart and can help and can help you with strategies during the bidding process." Why?
The Kuker Company Realtors know all the local "quirks" and that saves you lots of time and disappointments.
- Assure that you see all the properties in the area that meet your criteria.
- Guide you through the entire home buying process, from finding homes to look at, to getting the best financing, help with movers, even finding the closest BBQ place.
- Pull data from the 3 area MLS to show you other homes close by, and what they sold for. Information that will help decide the value of the home you'd like to purchase.
- Make sure you don't pay too much for your new home and help you avoid costly mistakes.
- Answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.
Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late.
- Get pre-qualified for a mortgage. We can recommend several local lenders. Knowing what you can afford helps you look at the right homes.
- If you have time, get pre-approved for a mortgage. A letter from the lender that explains you've gone through all the steps and are ready will give you a stronger position when you make an offer. Find a loan program that meets your needs.
- Choose a REALTOR® with The Kuker Company that you trust and who understands your needs.
- Determine what neighborhood you'd like. Older, new, condo or homes with acreage. In town or in the country?
- Write down what you like most about where you live now, and what you like the least. Share this with your REALTOR® at The Kuker Company.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
